The Long Design Build process is designed to allow the customer to work directly with a design and construction expert to understand the scope and potential of each unique project, streamlining the process for creating a customized project experience.

Initial consultation will include discussing your project, any design concerns, and budgeting. After both parties understand the project and customers plans we begin a three-phase design build process:

Design Concept Study

A feasibility study begins to shape how a proposed project could look, the general scope of design features that may be included & rough ballpark estimates. During this phase Long Design Build will perform the following services:

  • Photograph & document existing conditions, floor plans and elevations
  • Conduct a preliminary zoning and code analysis
  • Complete initial schematic design sketches, floor plans and elevations
  • Prepare and present a preliminary budget analysis +/- 10%

Design Development Agreement

Design Development Agreement

The next phase of the design-build process is to execute a design development agreement. During this phase Long Design Build will work with the client to fully develop the design scheme and project scope, including detailed specifications for material and product selections and provide a fixed cost estimate. Services provided as part of the design Development Agreement include:

  • Revise schematic design sketches
  • Develop floor plans & elevations
  • Assist in selection of finishes and materials; develop allowances
  • Site walk-thru with experts/subcontractors input - further budget development
  • Final design scheme, Construction Specifications, and revised fixed Construction cost
  • Prepare construction agreement with allowances.
Design Development Pricing: 10% of Estimated Cost of Project

The final phase of a project is to execute a construction agreement that will outline the full scope, cost, and schedule of a project that will be completed by Long Design Build professional team. During the construction phase the following services will be provided ensuring a smooth project delivery:

  • Completion of full construction documents for permit application
  • Structural & Civil Engineering as may be required
  • Obtaining all required permits from local jurisdictions
  • Assisting owner with selecting products for allowance items
  • Finalizing material lists
  • Planning schedules with trade partners (licensed subcontractors and suppliers)
  • Preparing construction schedule
  • Ordering materials, fixtures, and special order items
